Situation
The current roofing system was leaking. The prior roofer and insurance adjuster inspected the property and reported ‘no damage’.
MAC Street Industrial was contacted to repair a portion of the membrane, which had tightened and split due to old age and sun exposure.
Outcome
In addition to the repair, we deployed our forensic team to search for any latent hail damage that had impacted the property.
Utilizing our specialized knowledge, we were able to prove that there was, in fact, latent hail damage to the surface below the membrane.
Summary
THE CHALLENGE
The property manager of this building had struggled for years with tenant frustrations and complaints due to the ongoing roof leaks. The old system was an EPDM membrane and was mechanically fastened. The property manager had been loyal to another roofer, whom they had used for years. Both the roofer and insurance adjuster inspected the roof reporting ‘no damage’, other than age. The roof was at the end of its life, and the owner faced a large replacement cost due to necessary code upgrades.
The property manager then requested MAC Street Industrial to come out and complete a repair to the EPDM, which had tightened and split due to years of exposure to the sun.
THE SOLUTION
We completed the repair, but being aware of the dire situation, our forensic team was deployed to search for a solution. The forensic team was able to identify hidden damage that eluded the previous roofer and adjuster. Although the damage was not apparent, we knew this didn’t tell the whole story. Utilizing our expert knowledge of commercial and industrial roofing systems, we were able to determine that there was extensive hail damage to the substrate, which supported the current EPDM membrane.
Our ability to document this damage to the insurance company convinced them that they were obligated to pay for a full roof replacement. Additionally, with our knowledge of building code requirements, we were able to document that the roof replacement also required significant upgrades. We maximized the claim to benefit the client by utilizing these new code requirements.
We added nearly $1 million in value to this building with a new roof system- at no additional expense to the property owner.
